Keys

Provide keys to any locked areas of your house to your REALTOR®, as these will go into the lockbox. Other REALTORS® can access these lockboxes to gain entry in a secure manner. It’s best to make copies of your keys so there are no situations where you — or your tenants — could get locked out. For example, if your door has two locks (a deadbolt and a knob lock), make sure both can be accessed from the outside.

Showing time slots

Let your REALTOR® know any times that don’t work to show the house, and how much notice you need to get ready. If you have tenants, you’ll need to give them 24 hours’ notice. Ideally tenants can vacate during the showing, though that isn’t always possible — it can help to set up a schedule that works for them so showings can be booked during those times.

The first week

Typically the first week after listing attracts a lot of attention, so it’s best to be as aware and flexible as possible during this time to get more buyers through your house. You can discuss your launch plan with your REALTOR®.

The showing

Buyers’ agents contact your REALTOR® to book a showing and schedule a time. They access your house through the keys in the lockbox and bring in their clients. If the buyers aren’t present, the agent may do a live or recorded video showing. A typical showing runs about 30 minutes. Afterward, the buyer’s agent discusses the house with their clients — if all went well, you can expect a second viewing or even an offer. If it wasn’t the right fit, the agent will sometimes provide feedback that can be useful for future showings.
