St. John's
St. John's is Newfoundland and Labrador's capital and the heart of the metro area — instantly recognizable for its jellybean-coloured row houses tumbling down toward the harbour. Downtown is genuinely walkable, packed with restaurants, pubs, galleries, and history, with Signal Hill and the North Atlantic never far from view. It's a city that feels old and lived-in but keeps reinventing itself.
For buyers, that means real variety: century-old character homes in Georgestown and the east end, condos and townhomes closer to downtown, and newer subdivisions spreading toward the outskirts. Buyers often land here for the balance: good schools, plenty of parks and sports facilities, and newer subdivisions that offer more predictable, move-in-ready homes than you'll find in older parts of the city. It's a favourite for growing families who still want an easy commute.

Paradise
Paradise has been one of the fastest-growing towns in Newfoundland for years, and it shows — whole neighbourhoods of newer construction, larger lots, and modern floor plans have gone up to keep pace with demand. It's grown from a quiet town into a genuine destination for young families.
Its position is a big part of the appeal: you're close to both St. John's and Conception Bay South, so you get newer housing and a bit more space without giving up an easy commute in either direction. If you want a newer home with a yard, Paradise is usually near the top of my list.

Conception Bay South (CBS)
Conception Bay South — CBS to locals — is really a string of connected coastal communities running along Conception Bay, including Kelligrews, Foxtrap, and Long Pond. Water views, an easygoing pace, and a marina give it a distinctly seaside character while still being an easy drive to the city.
For a lot of buyers, CBS is where the money goes further: you can often get more space, a bigger lot, or a water view for the same budget that buys a smaller home closer to downtown. It's a great fit for people who want room to breathe and a strong sense of community.

It offers that increasingly rare combination: room, quiet, and nature, with the city only a short drive away. Buyers drawn to Torbay usually value the coastal setting and outdoor lifestyle as much as the home itself.

On the shore of Conception Bay just northwest of St. John's, Portugal Cove–St. Philip's blends a working waterfront with newer residential growth. It's best known as the home of the Bell Island ferry, and for wide-open water views across the bay that are genuinely hard to beat.
For buyers it offers a semi-rural, coastal feel with a surprisingly short commute to the city — a favourite for people who want space and scenery without going truly remote. You'll find everything from established homes to newer builds on larger lots.

The area is prized for its dramatic coastline, East Coast Trail access on your doorstep, and larger, more private lots. It suits buyers who want nature and space but aren't willing to give up an easy drive to work, shopping, or the university.

It's a special spot for buyers who want real character and a village atmosphere within a 15-minute drive of the city. Homes here are limited and hold their appeal, so when the right one comes up, it pays to be ready to move.
