How much down payment do I need?
In Canada, the minimum down payment is 5% on the first $500,000 of a home's price, and 10% on any portion above that (up to a set limit). If your down payment is less than 20%, you'll also need mortgage default insurance, which is added to your loan. Putting down 20% or more lets you avoid that insurance. It's worth mapping your options out with a mortgage professional to see what makes the most sense for your situation.
What's the difference between pre-qualified and pre-approved?
A pre-qualification is a quick, informal estimate based on numbers you share — a rough ballpark. A pre-approval is more thorough: the lender verifies your income, debts, and credit, confirms a specific amount, and typically holds a rate for you for around 90 to 120 days. A pre-approval carries far more weight with sellers and gives us a real budget to shop with, so I always recommend getting one before we start touring homes.
Do I really need a home inspection?
It's not legally required, but I strongly recommend one. A qualified inspector gives you an objective look at the roof, foundation, electrical, plumbing, heating, and more — often catching issues you'd never spot on a showing. Given our Newfoundland weather and older housing stock in parts of St. John's, an inspection is cheap peace of mind. If it turns up something major, we can renegotiate, request repairs, or walk away while your inspection condition is still in place.
What costs should I budget for beyond the purchase price?
Plan for closing costs on top of your down payment — typically the land transfer / registration fees, your lawyer's fees and disbursements, the home inspection, title insurance, and any adjustments for prepaid property taxes or fuel. You'll also want home insurance in place for closing, plus a cushion for moving, immediate repairs, and utility hookups. A common rule of thumb is to set aside roughly 1.5% to 4% of the purchase price for closing costs, but your lawyer and lender can give you a precise figure.
Can I buy from out of province?
Absolutely — I help buyers relocating to Newfoundland, and folks moving home after years away, do this regularly.
